Lumi Hanoi Handover Progress: Where the Site Stands

Lumi Hanoi is handing over from September 2026. We photographed the site in August, a month out, and the honest summary is that the towers are ready before the ground is.

That gap is not a defect. It is the normal shape of a Hanoi handover, and it decides when your apartment earns anything.

The towers are done, and you can see it

The Signature towers are complete on the outside. The facade is finished and the air-conditioning condensers are already fitted across it, which is the clearest visual signal that the units behind them are near completion — those go in late.

That matches the schedule. Five towers, S1, S2, S3, S5 and S6, hold the 2,375 apartments of the first phase, and they are the ones handing over now. Lumi Prestige follows, and Lumi Elite is quoted for the first quarter of 2027.

The ground is a different story

At street level in August the picture was still a construction site. Landscaping was going in with the young trees still staked and tied. Scaffolding was up around the lobby. A material hoist was running up the face of one tower, and a boom lift was working the lower floors.

The podium — the low block that carries parking and retail — was a bare structural frame. A month before the first owners take keys, that is a building with months of work left on it.

What that costs you, specifically

Three things follow from it, and none of them appear on a handover notice.

Your tenant is viewing a building site. The unit is finished; the arrival is not. We let apartments in The Matrix One, My Dinh Pearl and Sky Park along the same corridor, and the first tenants into a building that is still finishing are always harder to sign than the ones who come a season later.

Your bills start anyway. The 2% building maintenance fund under Article 152 of the Law on Housing 27/2023 and the 0.5% registration fee land at handover, and the building’s service charge runs whether the apartment is let or empty. Furnishing runs into site conditions. Where the goods lift is shared with contractors, deliveries get scheduled around them. Specifying furniture before the handover notice arrives is worth more here than in a finished building.

What “September” is worth as a date

CapitaLand does not publish a handover month on its own project site. September 2026 is the date we are working to for the first Signature towers, and the towers inside a phase do not all hand over on the same day.

In Hanoi a handover date moving by a quarter is ordinary rather than alarming. That is not a reason to ignore the date — it is a reason not to buy a flight against it. Confirm the current date for your own tower, then plan backwards from that.

What to do in the four weeks before keys

Read your purchase contract for the handover standard on your unit. Signature apartments arrive with a basic finish, so the gap between what the developer hands you and what a tenant will sign for is yours to close, and it is cheaper to specify before the notice than after. Book your inspection rather than accepting remotely. The paperwork, the maintenance fund and the snag list are in the Hanoi handover checklist, including why the line you bought decides what you are inspecting.

Common questions

Is Lumi Hanoi finished?

The Signature towers are finished on the outside, with air-conditioning units already fitted to the facade. Expect the towers to be ready before the surroundings are.

When does Lumi Hanoi hand over?

Lumi Signature, the first phase of five towers and 2,375 apartments, starts handing over in September 2026. CapitaLand does not publish a handover month on its own project site, and the towers inside the phase do not all hand over on the same day.

Can I let the apartment as soon as I get the keys?

You can list it, but a tenant viewing an apartment while the podium is still scaffolded is deciding against a building site. We plan the first listing around what the common areas look like, not only around the date on the handover notice.
