One management fee, and one-off fees only when you use the service. No setup charge, no commission stacked on top of repairs.
Management is charged as a share of the rent your apartment actually earns. Everything else is a one-off you only pay if you need it.
Property Management
Our core service, billed against the rent your apartment earns over the year.
Tenant Sourcing
Only payable when a tenant actually signs a lease. No retainer, no listing fee.
Interior & Furnishing
Fixed packages by size: from $4,000 for one bedroom, $5,000 for two, $6,000 for three.
Buy & Sell Advisory
Quoted against the transaction once we know the unit, the price and what is involved.
Fees exclude third-party costs — building service charges, utilities, government taxes and contractor invoices are yours and are passed through at cost with receipts. We confirm every fee in writing before we start.
The management fee buys work, not materials. Third-party costs stay yours and reach you at cost, with receipts.
Fixed by apartment size — $4,000 for one bedroom, $5,000 for two, $6,000 for three — including the listing photography.
These are units we furnished and now manage. Full scope on Interior & Furnishing.
It is calculated on the rent your apartment earns over a year. If the apartment is vacant, there is no rent and no management fee on it — our incentive is the same as yours: keep it let.
No. We assess the apartment, agree the scope in writing and start. If the unit needs furnishing or repair work before it can let, that is quoted separately and you approve it before anything is ordered.
No. Contractor invoices are passed through at cost with receipts. We compare quotes rather than calling the first contractor available, and non-urgent work needs your written approval first.
When a tenant signs the lease — one month’s rent. If we do not find a tenant, there is nothing to pay.
Building service charges, parking, utilities, government taxes and contractor invoices are the owner’s costs. We handle and document them, but they are passed through at cost rather than bundled into our fee.
Yes, and it is the first thing we do. We look at your specific unit, the building, and what comparable apartments are currently achieving in the expat rental channel — not just what listings ask.
Send us the building, the size and the current situation. We will come back with an expected rent, our fee, and what it would take to get there.
