Management is charged as a share of the rent your apartment actually earns. Everything else is a one-off you only pay if you need it.

A finished package, at $4,000 to $6,000.

Fixed by apartment size — $4,000 for one bedroom, $5,000 for two, $6,000 for three — including the listing photography.

Pricing Questions

What owners ask about the fees.

What does “4% of annual rent” mean in practice?

It is calculated on the rent your apartment earns over a year. If the apartment is vacant, there is no rent and no management fee on it — our incentive is the same as yours: keep it let.

Is there a setup or onboarding fee?

No. We assess the apartment, agree the scope in writing and start. If the unit needs furnishing or repair work before it can let, that is quoted separately and you approve it before anything is ordered.

Do you take a margin on repairs?

No. Contractor invoices are passed through at cost with receipts. We compare quotes rather than calling the first contractor available, and non-urgent work needs your written approval first.

When is the tenant sourcing fee due?

When a tenant signs the lease — one month’s rent. If we do not find a tenant, there is nothing to pay.

What is not included?

Building service charges, parking, utilities, government taxes and contractor invoices are the owner’s costs. We handle and document them, but they are passed through at cost rather than bundled into our fee.

Can I see what my apartment would actually earn?

Yes, and it is the first thing we do. We look at your specific unit, the building, and what comparable apartments are currently achieving in the expat rental channel — not just what listings ask.
