How It Works

How we manage your
property remotely.

A clear, documented workflow for foreign owners who need a local Hanoi team without being physically in Vietnam.

The Process

Six steps, fully documented.

From the first call to your monthly report, every stage is structured so you always know what is happening.

Free consultation

We understand your property, situation, and goals — no obligation.

Property assessment

We review the unit, condition, and current tenancy or vacancy status.

Onboarding & document setup

Keys, documents, condition baseline, and your communication channel.

Tenant & operations setup

Source or onboard tenants, set up utilities, maintenance, and admin.

Monthly management

Rent, maintenance, utilities, and tenant communication — handled.

Reporting & review

A clear English report each month, with review calls on request.

Owners Abroad

None of this needs you in the room.

Onboarding runs on video calls and shared files. We walk the apartment while you watch, and the paperwork moves digitally. Keys come from whoever holds them now — your previous agent, a relative, or the building management office.

After that, the working day is ours. We meet the contractors, queue at the management office, and sit with the tenant when the air conditioning stops. What stays with you is the deciding: anything non-urgent waits for your written approval.

Most of the owners we work with are in Hong Kong, Singapore, Taiwan or Korea — one to two hours ahead of Hanoi — so English is the default and the time difference has never been the hard part.

What Onboarding Ends With

Real units, after our team finished them.

Apartments we furnished and now manage. Sample units from the buildings we operate in — not the whole portfolio.

Every building we work in is listed on the portfolio page, with the layouts and rent bands we see there. Furnishing is a separate fixed-price service — see Interior & Furnishing.

A Month In Practice

Three kinds of thing happen every month.

The split matters more than the list — what arrives without you asking, what we settle ourselves, and what stops and waits for you.

Arrives without you asking

  • Rent received this month
  • Expenses paid, itemized
  • Maintenance notes and photographs
  • Net income summary
  • Tenancy status and lease timeline
  • Anything that needs a decision from you

We settle it ourselves

  • Tenant questions and complaints
  • Routine repairs inside the agreed threshold
  • Service charge, parking and utility bills
  • Booking and meeting contractors
  • The quarterly inspection and its photo report
  • Emergencies first, the phone call second

It waits for your approval

  • Any non-urgent cost above the threshold
  • Replacing furniture or appliances
  • Rent and terms at lease renewal
  • A choice between contractor quotes
  • Work that changes the apartment itself
  • Anything affecting how rent reaches you
Staying in Sync

How we communicate and decide.

Communication

  • WhatsApp for quick updates
  • Email for reports and documents
  • Zoom for review calls

Decision rules

  • Routine issues handled fast, within an agreed threshold
  • Major expenses always need your approval first
  • All costs documented with receipts
Before You Ask

Three questions this raises.

Same answers as the full FAQ — these are the three that come up on a first call.

Do I need to be in Hanoi to start?

No. The entire onboarding can be done remotely: consultation by video call, documents shared digitally, and keys handed over by your current contact or building management.

How often do I hear from you?

You receive a clear English report every month. Beyond that, we send quick updates on WhatsApp whenever something needs your attention, and offer Zoom review calls on request.

Who handles repairs and maintenance?

We coordinate vetted contractors. Routine issues are handled within an agreed threshold; anything major needs your approval first, with documented quotes.
