The Sola Park is the second phase of Imperia Smart City, MIK Group's development inside the Vinhomes Smart City township in Tay Mo. MIK Group describes it as five towers of 35 floors on a site of more than 2.1 hectares, with a building density of 34.4%, and broke ground in April 2024.

The unit mix is compact by Hanoi standards: MIK Group publishes a range of 32 to 75 m², covering studios, one-bedroom-plus, two-bedroom-plus and three-bedroom layouts. That is a different rental proposition from the larger family stock in older western Hanoi buildings — it points at single professionals, couples and small families, which is a deep tenant pool but also a fast-moving one.

Being inside Vinhomes Smart City means a tenant gets a working township from day one rather than waiting for the surroundings to catch up. It also means volume: a large number of similar apartments reaching the rental market in the same period, where the presented unit wins.

Pre-Handover Inspection

What to sort out when you take the keys.

Handover is the one moment where a few hours of attention saves months of argument. If you are not in Hanoi for it, these are the things that still need doing — and the order they need doing in. We can act on your behalf for any of them.

Before you sign the acceptance

  • Inspect the unit against the contract — finishes, appliances, glazing, aircon, water pressure
  • Photograph and list every defect, then get the list acknowledged in writing before signing
  • Check meters are registered and readings recorded on the day
  • Confirm what the developer is handing over and what is yours to add
  • Confirm the service charge, parking fee and when they start being billed

In the first weeks after

  • Chase the defect list to closure — this is where remote owners lose most
  • Register electricity, water and internet, and set up how they get paid while you are abroad

  • Decide furnished or unfurnished before marketing, not after
  • Get the unit photographed and listed while the building is still filling up

Furnish it to a rentable standard

Find the tenant

Notes for owners at The Sola Park

MIK Group’s own announcement says the project holds “thousands of apartments”. Selling agents quote around 6,000 — a figure that sits awkwardly against 2.1 hectares at 34.4% density. On the handover date, some agents say the fourth quarter of 2026 and others the first quarter for two of the towers.

None of that changes what you need if you own here. Compact units in a high-volume building let quickly when they are presented well and slowly when they are not, and the difference is usually furniture and photographs rather than price. Can you attend the handover if I cannot fly in?

Yes. We inspect the unit against your contract, produce the defect list with photographs, and send it to you before anything is signed. You stay the decision-maker — we do the standing around.

My unit comes with built-in furniture already. Do I still need furnishing?

Usually less than you would think, and that is worth knowing before you spend. Where the developer has already fitted floors, kitchen and bathrooms, the gap to a rentable unit is loose furniture, storage, lighting and soft furnishings rather than a full fit-out. We quote on what is actually missing.

How soon should I start looking for a tenant?

Do you already manage apartments in this building?
